Rushmark acquired a nine acre parcel that was located in a flood zone and had minor contamination. Rushmark remediated the contamination and built up the site to raise it out of the flood zone. Denizen Apartments is the second phase of a three-phase development, is a 23 story luxury rental apartment building with an integral 446 space, seven level parking structure. A 17-storyresidential tower sits atop a 6-level podium consisting of six levels of parking, screened by five floors of liner units facing the balance of the community. The post-tensioned, concrete structure is clad with brick and punched windows on the podium levels and precast with punched windows on the tower. The building is accented with window wall corners and metal panels.
Tenant amenities on the top floor include a seven-foot deep swimming pool, clubroom, game room, fitness center and three terraces with 360degree views of the District monuments, the Potomac River, and Virginia hills. At the sixth floor is another large terrace including a dog run, outdoor TV lounge, multiple gas grilles, and a variety of outdoor dining, lounge and recreation areas. Other amenities include secure parking for 290 bicycles, a bicycle repair and wash center, pet grooming center and secure tenant storage.
